Deed preparation

A deed preparation survey prepares the metes and bounds description that conforms with the property boundary lines for title recordation and property transfer. 

Land subdivision

Carving up a parcel of land into multiple parcels is a process that requires research into local zoning as well as a determination of current boundaries to determine feasibility of the proposed subdivision.  

Lot line adjustment

Relocating a boundary between neighboring lots can be accomplished in several ways depending upon the municipality. The end result of a successful application is a new boundary for each property and a conforming set of deeds to match for recordation.  

Site plans

New construction often requires a site plan to complete the permit application process.  Depending upon local zoning, similar to a permit survey but more inclusive,  this could include topographic elevations, limits of disturbance, utility locations, erosion control and location of site improvements.     

Alternative compliance request

Most municipalities offer a process which allows for relief from strict regulation compliance based upon a need or justification.  Once approved, the end result can be an expedited review and approval for a given land use application.   

Subdivision plans

Outlining subdivision plans involves creating a plat for multiple parcels, including minor subdivisions. This is a multi-step process that includes planning and zoning review along with inputs from other departments to gain approval of new subdivision lots, zoning and improvements.      

Construction stake out

During construction stake out, Landtek marks out the project area using project stakes to provide improvements, mark curb, gutter and utility locations as well as elevation grade measurements.    

Foundation location

Foundation location surveys checks to confirm foundation and structures are located according to plans to meet construction permit inspection requirements.
